Recreation Association
South Down Shores is a Planned Unit Development that has 499 properties. Single family homes and lots are integrated with twenty condominium villages. The community has 4,000 feet of shoreline on Lake Winnipesaukee, sandy beaches, a beach house, one tennis court, two pickleball courts, a basketball court, multi-purpose trails and a children’s playground. South Down Shores is a private gated community located on Parade Road (Route 106) in Laconia in the heart of the Lakes Region of New Hampshire. Laconia Country Club is located next door. The Laconia Airport and Gunstock Ski Area are about fifteen minutes away. Other ski areas are within an hour’s reach.
All owners are members of the South Down Recreation Association. Each individual village has an additional monthly fee determined by their group of owners.
The South Down Boat Club (SDBC) is a private marina with privately owned boat slips, moorings, and dry berths. Boat Club facilities (slips, berths, docks, launch area, moorings, parking lot, offices, etc.) are for use by SDBC members and authorized Boat Club renters only. Dock Masters are on duty during the boating months and the schedule is posted on the Marina
page.
Walking Trails: Located throughout the community. They are identified by Walking Trail signs.
Beaches: Lovely, sandy beaches on Paugus Bay. The beach house is open year round; it can be reserved for private gatherings or events.
Playground: Children's playground located near Beach House.
Courts:
Tennis, Pickleball, and Basketball courts are located on Recreation Drive (off of Outerbridge Drive). Additionally, there are Bocce
courts on the green belt near the beach area.
An automatic 24-hour Access Gate is used to control entry into South Down Shores and Long Bay. Owners and tenants must have an entry code. RFID gate tags may also be purchased for $10 each. Contact Evergreen Management (603-527-8147) if you would like to purchase one. If a property transfers, the buyers need to request a new entry code so they can gain admission to the communities. Tenants must request their own entry code which will be active only during their rental period.
